About the project

Subadra was appointed to support a valued client in discharging planning conditions for the redevelopment of a derelict retail filling station and vehicle repair workshop into residential housing.

The Challenge

The site was located in a highly sensitive environmental setting, situated above a Principal Aquifer and within Source Protection Zone One. Ensuring groundwater protection while meeting planning requirements was a key priority.

The Solution

Through targeted and diligent investigation, we successfully demonstrated to the Environment Agency, Affinity Water, and the Local Authority Contaminated Land Department that active remedial works on the aquifer were not required.

During demolition, we managed the safe removal of the below-ground petroleum infrastructure, using our in-house expertise to oversee the process efficiently.

We also produced a Piling Environmental Risk Assessment, demonstrating that the chosen foundation method would have no detrimental impact on deeper groundwater quality.

The Outcome

All contaminated land planning conditions were successfully discharged, and the site has since been redeveloped into residential housing.
